I am seeing changes now and I predict next year to stabilize. We here at Cedrone and MacDonald R.E. are approaching another year and we are certainly glad we are an Internet savvy company.
Wow! The trend to new home ownership is really the Internet, and with our over 80 websites we are in a terrific position to give great advantage to our seller’s by getting their properties viewed by a huge volume of real estate purchasers.
Just last month we worked with client from Bermuda who purchased a million dollar home on Cape Cod, and this trend is quickly becoming the norm. With all the information available to home buyers, they are quickly educated on the market to which they are shopping and if sellers price their house at fair market value they will sell it. Gone are the days of overpricing a house and waiting for the market to catch up. Today if you price the house right the first time it will sell for what the property is worth and not a dollar more. Buyers are surfing the internet for knowledge as well as to find that perfect home so if your house is listed and it is worth $300,000 then you better not have it listed at $350,000 because these savvy buyers aren’t biting.
Fair market value is just that, a fair price to sell and a fair price to buy, and buy they will at FAIR market value.
What a time to invest in our local markets. The prices are great, there are low interest rates and a variety of homes for sale to choose from. Mostly every budget can find a perfect match!
