Don’t worry, be OPTIMISTIC, like me!

With all the news about the declining market, buyers, sellers and Realtors are a little nervous. Well, I have good news because I think NOW is the time to sell and NOW is the time to buy.

Selling your home is easy as long as you price your house right. It is quite possible to sell your house in days, weeks or even months as long as you price your house at the highest the market will bare. It is possible that today’s market may not yield the same net as yesterday…but there is really no need to hold off. Holding off for the market to put more dollars in your pocket, could also work against you on the other end.

For instance, the price of your house in tomorrows’ market might just bring you an extra few thousand dollars. However the price of the next house you’re looking at just might cost you an extra few thousand dollars. In this case all that is happened is that you stay where you don’t want to be for a longer period of time. The trade value is relatively the same just different numbers.

Ex.(You sell house A for $300,000 and buy house B for $325,000. If the market climbs 5% you could sell house A for $315,000 and buy house B for $341,250. Did you notice how the second house went from costing $25,000 more to $26,250 more. Waiting in this scenario just cost you $1,250 more to purchase the same house not including if the mortgage rates creep up, then you really are paying a lot more and paying it for 15-30 years.)

Buying a house right now is terrific. Interest rates have remained reasonable and there are plenty of homes on the market to find the best match for most budgets.

This market is a win for buyers and sellers if you ask me. Good value for homes and manageable mortgage rates. What more could we ask for as buyers, sellers and realtors?

There is really no way of predicting the future the only sure thing is today.
